Predictive HVAC Control for Commercial Buildings

Your HVAC is running on last week's schedule.

Celaxis reads your building's thermal inertia, current occupancy, and tomorrow's tariff rates — then pre-cools or pre-heats autonomously to avoid peak demand charges. No hardware. No BMS replacement. 25–40% off your energy bill.

For facilities teams managing 10+ commercial buildings with existing BMS infrastructure.

BMS schedules run the same program on Monday as they do at 3am Saturday.

Building automation systems operate on fixed time schedules. They cannot adapt to real-time occupancy signals, weather forecasts, or utility tariff pricing that changes by the hour. The result is HVAC overcycling — heating an empty office on a Saturday, missing pre-cool windows before peak tariff hours, conditioning zones at 100% capacity when occupancy is down to 15%.

Peak demand charges — calculated from your single highest 15-minute consumption interval each billing cycle — can represent 30–40% of a commercial building's total energy cost. Your BMS schedule was set during commissioning and has never been updated for current tariff structure. That is the gap Celaxis closes.

Learns your building. Reads tomorrow's tariff. Acts tonight.

Three steps. No new hardware. No BMS replacement. Your existing system executes every command.

01

Reads your BMS

Celaxis connects via read-only API to your existing BMS — Honeywell, Siemens Desigo CC, JCI Metasys, Niagara N4, and others. No new hardware. Reads zone temperatures, occupancy sensor data, and historical setpoint logs. Your BMS doesn't change; Celaxis listens.

02

Learns thermal behavior

After 7 days of passive observation, Celaxis maps how long each zone takes to cool or heat 1°F at different outdoor temperatures. This is the thermal inertia model — the physical fingerprint of your building that makes predictive pre-conditioning possible.

03

Controls predictively

Using tomorrow's occupancy schedule and utility tariff window, Celaxis issues standard BACnet/IP setpoint write commands 2–4 hours before peak tariff windows open. Your BMS executes these commands at BACnet priority 10 — the same level as a manual operator override. When Celaxis loses connectivity, priority 10 expires and your BMS reverts to its existing schedule automatically.

Best fit for buildings that heat, cool, and pay demand charges.

Celaxis targets building types where HVAC overcycling and peak demand charges create the highest leverage savings opportunity.

Office Buildings
20,000 – 500,000 sq ft

Monday morning warm-up after weekend setback, Friday afternoon early-empty pre-cooling opportunity, multi-tenant occupancy variability. HVAC and lighting optimization across multi-zone environments.

Retail Centers
15,000 – 200,000 sq ft

High lighting load relative to HVAC, variable occupancy peaks on weekends. Refrigerated aisle adjacency accounted for in thermal model. Focus on HVAC zones and lighting dimming in low-traffic hours.

From the field

"We've been adjusting HVAC setpoints manually based on the weather app. Celaxis does it 4 hours in advance based on forecast and tariff data — it's embarrassing how much we were missing."
