After 7 days of passive observation — reading BMS zone temperatures every 5 minutes — Celaxis constructs a per-zone thermal inertia model. This model answers one question: how many minutes of HVAC operation are required to shift zone temperature 1°F at a given outdoor temperature?
Knowing your building needs 3 hours to pre-cool from 78°F to 71°F when it's 95°F outside is what makes predictive pre-conditioning possible. Your BMS does not know this. Celaxis does, because it measured it from your building's own data.
This thermal fingerprint is re-evaluated monthly — seasonal changes in envelope performance and mechanical aging are tracked automatically.
We know your utility rate schedule. You probably don't.
Celaxis ingests your utility tariff schedule — identifying peak demand charge windows and time-of-use blocks. For PGE Schedule D and Schedule 68 customers in Oregon, peak demand windows typically run 4pm–8pm on weekdays; Pacific Power's TOU-4 schedule differs. Celaxis pre-conditions 2–4 hours before peak window open, targeting demand reduction at the 15-minute interval that sets your monthly charge.
Tariff schedules are uploaded once or retrieved via utility API. Celaxis handles seasonal rate changes (PGE has summer and winter peak windows), holiday exceptions, and mid-year rate adjustments automatically. If you're not certain which rate schedule applies to your building, we can identify it from your utility bill during onboarding.
Friday at 3pm is not Monday at 9am. Your HVAC should know that.
Celaxis reads occupancy sensor data from your BMS — PIR, CO2, or scheduled occupancy inputs — and builds a weekly occupancy pattern model per zone. Low-confidence occupancy zones use conservative setpoint adjustments only.
If occupancy sensor data is unavailable, Celaxis uses calendar integrations (Exchange/Google Calendar room bookings) as an occupancy proxy — with explicit confidence labeling in the dashboard. The system is transparent about what it knows and what it's estimating.
Holiday schedules and exceptions propagate from your calendar system automatically — a building empty on Thanksgiving is treated accordingly.
Celaxis talks to your BMS in its own language.
Celaxis issues standard BACnet/IP setpoint write commands to your BMS — the same protocol your BMS already uses for manual operator overrides. No new hardware, no custom firmware, no network segmentation required.
If Celaxis loses connectivity, your BMS reverts to its existing schedule — fail-safe default. Every command Celaxis issues is logged in your dashboard with timestamp, zone, setpoint delta, and confidence score.

The PDF report format is structured for ESG reporting inputs — GRESB and ENERGY STAR benchmarking both accept the EUI figures Celaxis exports. We don't generate the ESG report itself; we give you the verified consumption delta your team needs to fill it in.
